The western region is valued at 7.68 billion Baht (8%), and the central region at 3.84 billion Baht (4%).

The figures indicate that the market value for self-built homes in the first half of 2025 has decreased by over 10% compared to the first half of 2024, which was valued at 107 billion Baht. Bangkok and its vicinity still hold the top share, despite a 5% decline in value.
In terms of market share by price segment, based on contract signing data from association members, the breakdown is as follows: 1st place is homes priced at 10 – 20 million Baht (26%), 2nd place is 2.5 – 5 million Baht (25%), 3rd place is 5 – 10 million Baht (23%), 4th place is homes priced above 20 million Baht (20%), and the last category is homes priced below 2.5 million Baht (6%). It can be seen that the main customer group of association members remains those purchasing homes priced above 5 million Baht, accounting for 70%.

Meanwhile, the total market value for self-built homes in 2024 was 211 billion Baht, with the first half of 2024 valued at 107 billion Baht. The breakdown shows that Bangkok and its vicinity held the highest value at 26.75 billion Baht (25%), while the provinces accounted for 80.25 billion Baht (75%). The second highest was the northeastern region at 21 billion Baht (20%), followed by the southern and northern regions at 17.12 billion Baht (16%) each, the eastern region at 12.84 billion Baht (12%), the western region at 7.49 billion Baht (7%), and the central region at 4.28 billion Baht (4%).
In terms of market share by price segment for the first half of 2024, the breakdown was as follows: 1st place for homes priced above 20 million Baht (33%), 2nd place for 10 – 20 million Baht (25%), 3rd place for 5 – 10 million Baht (20%), 4th place for 2.5 – 5 million Baht (17%), and the last category for homes priced below 2.5 million Baht (5%).
